What appliances and items are included in the sale?
Per the listing, the washer, dryer, refrigerator, water heater, water softener, and microwave are included. The ceiling fan and light fixture in the family room are excluded.

[ Land & Zoning ]
LAND & ZONING
What is the zoning?
The property is zoned RR-5, Rural Residential 5-acre, by Josephine County. The zone allows a single-family home, farm use, accessory buildings such as barns and stables, and one accessory dwelling unit, subject to county permits.
Can the 7.06 acres be divided into two lots?
Not under current zoning. RR-5 has a 5-acre minimum lot size, so 7.06 acres doesn't support two legal lots.
Is the property in a wildfire hazard zone?
Oregon repealed its statewide wildfire hazard map in 2025 through Senate Bill 83. The bill also removed the related defensible-space requirements and the wildland-urban interface question from the seller's disclosure, so there is no state hazard designation to report. That doesn't change fire conditions: Southern Oregon has summer fire seasons, and insurance cost and availability vary by property. At 701 Serenity Lane, the owners have completed fire mitigation work, the home has a tile roof, and the ponds and pool keep water on site. Michael O'Coyne recommends getting homeowner's insurance quotes early in your inspection period.
What does it take to maintain the grounds?
The current owners maintain the grounds themselves. Ask for a walkthrough of the pond pumps, fountains, and pool equipment during your inspection period, and plan for either your own time or a landscaping service.
[ Taxes & Costs ]
TAXES & COSTS
What are the property taxes at 701 Serenity Lane?
The 2025 property tax bill was $6,324.67 (parcel R302524). In Oregon, a sale doesn't reset a home's assessed value. Under Measure 50, the new owner keeps the existing maximum assessed value, which can grow up to 3% a year, with exceptions for things like new construction and additions. Confirm current figures with the Josephine County Assessor.
How do Oregon property taxes compare to California's?
California's Proposition 13 resets assessed value to the purchase price when a home sells. Oregon doesn't: the buyer keeps the seller's assessed value, which grows up to 3% a year. For comparison, California's 1% base rate alone on $1,369,000 would be about $13,690 a year before local add-ons. This property's 2025 Oregon bill was $6,324.67.
Does Oregon have a sales tax?
No. Oregon has no state or local sales tax. It does have a state income tax.
What inspections should I plan for on a rural property like this?
Beyond a standard home inspection, Michael O'Coyne recommends a water quality test, a review of the well flow test, a septic inspection, and a check of the pool, pond pumps, and fountain equipment. Get insurance quotes in the same window, since rural coverage can take longer to secure.
