Moving to Southern Oregon
What you gain and what you give up, coming from California, Arizona, or Washington.
Most people moving to Grants Pass and the Rogue Valley come from a handful of West Coast metros. Grants Pass broker Michael O'Coyne compares each one honestly, with current numbers, for buyers making the move and for sellers who want to reach them.

The honest trade-offs of Southern Oregon
What you gain
- Lower home prices than most West Coast metros. The Grants Pass median sale price was about $390,000 in August 2026.
- No sales tax, state or local.
- Property taxes that don't reset when you buy. Under Oregon's Measure 50, assessed value carries over from the seller and can grow up to 3% a year.
- Room to spread out. Acreage and rural zoning sit a short drive from town.
- The Rogue River, a federal Wild and Scenic river since 1968, plus trails, wineries, and day trips to Crater Lake and the redwoods.
- Mild winters. January lows in Grants Pass average about 35°F.
- Nonstop flights from Medford (MFR) to 10 cities, including Seattle, Portland, San Francisco, Los Angeles, Phoenix, and Denver.
What you give up
- Oregon has a state income tax: 4.75% to 9.9%. The top rate starts at $125,000 of taxable income for single filers and $250,000 for joint filers.
- Oregon's estate tax starts at $1 million, the lowest threshold in the country.
- Retirement income other than Social Security, including pensions, IRAs, and 401(k)s, is taxed.
- A smaller job market than a major metro, with lower local wages.
- For some specialty medical care, residents drive to Medford or farther.
- Hot, dry summers, and some summers bring wildfire smoke. Shop homeowner's insurance early.
- Rural homes often run on wells and septic, and internet options vary by address.
I tell every out-of-area buyer the same thing: price the move, not just the house. Add up income tax, insurance, and trips home, then decide.
[ Bay Area ]
FROM THE BAY AREA
The biggest price gap on this page, with the same dry-summer climate.
What you gain
- The San Francisco median sale price was about $1,579,000 in September 2026, about $1.19 million more than Grants Pass.
- No sales tax. California's base rate is 7.25% before local add-ons.
- A familiar climate: hot, dry summers and wet winters.
- United flies nonstop between Medford and San Francisco.
What you give up
- Oregon income tax isn't necessarily lower. Depending on your income, you may pay about the same or more than in California.
- Oregon's estate tax starts at $1 million. California has no estate tax.
- Fewer local jobs in tech and professional services. Many Bay Area buyers here keep remote work.
- The drive back is about 6 hours on Interstate 5.
The price gap gives Bay Area buyers the most options here. Decide early whether you want acreage or a walkable town, because Southern Oregon has both, just not in the same place.
Will I pay less income tax in Oregon than in California?
Not necessarily. California's rates run from 1% to 12.3%, plus 1% on income over $1 million. Oregon's run from 4.75% to 9.9%, and the 9.9% rate starts at $125,000 for single filers. Many middle-income households pay about the same or more in Oregon. The bigger savings usually come from home prices and no sales tax. Michael O'Coyne suggests running your numbers with a tax professional before you make an offer.
Does my Prop 13 tax base transfer to Oregon?
No. California's Proposition 13 base stays in California. Oregon has its own system: under Measure 50, a home's assessed value doesn't reset when it sells, so you take over the seller's assessed value instead of starting at your purchase price.
[ Sacramento ]
FROM SACRAMENTO AND NORTHERN CALIFORNIA
A smaller price gap, the same climate pattern, and a straight shot up I-5.
What you gain
- The Sacramento median sale price was about $508,000 in September 2026, about $118,000 more than Grants Pass.
- No sales tax.
- The same hot-summer Mediterranean climate.
- A direct drive: Grants Pass is about 5 hours north on Interstate 5.
What you give up
- The price difference is smaller than from the Bay Area or Los Angeles, so income tax and estate tax differences matter more.
- No nonstop flight between Medford and Sacramento.
- Fewer urban services and specialty medical providers nearby.
Sacramento buyers already know the heat and the dry summers. The question I'd ask is whether the price difference covers Oregon's income tax for your household.
Is the weather in Grants Pass like Sacramento?
The pattern is the same. Both have hot, dry summers and wet winters. Grants Pass averages about 90.5°F in July and about 31 inches of precipitation a year, mostly from fall through spring.
[ Southern California ]
FROM SOUTHERN CALIFORNIA
A large price gap and real seasons, with three nonstop routes home.
What you gain
- The Los Angeles median sale price was about $1,033,000 in September 2026, about $643,000 more than Grants Pass.
- No sales tax.
- Four seasons and a green landscape.
- Nonstop flights from Medford to Los Angeles (Alaska), Santa Ana/Orange County (Allegiant), and San Diego (Alaska).
What you give up
- Colder, wetter winters. January lows average about 35°F, and most of the year's 31 inches of precipitation falls from fall through spring.
- The beach is farther. The coast at Crescent City, California, is about 80 miles away on U.S. 199.
- Hotter summer afternoons than coastal Southern California.
- Oregon income tax and estate tax, covered under Taxes below.
Visit in January before you buy. If you like Grants Pass in the rain, you'll like it the rest of the year.
How far is the ocean from Grants Pass?
U.S. Route 199 runs about 80 miles from Grants Pass to U.S. 101 near Crescent City, California, passing through Jedediah Smith Redwoods State Park on the way.
[ Phoenix ]
FROM PHOENIX
Cooler summers and a river town, at the cost of a higher income tax.
What you gain
- Cooler summers. Grants Pass averages 90.5°F in July. Phoenix averages 106.5°F and about 111 days a year at 100°F or higher.
- Water and green. Grants Pass gets about 31 inches of precipitation a year, compared with about 7 inches in Phoenix, and the Rogue River runs through town.
- Lower home prices: about $390,000 in Grants Pass versus about $452,000 in Phoenix.
- No sales tax. Arizona's base rate is 5.6% before local add-ons.
- American flies nonstop between Medford and Phoenix.
What you give up
- Higher income tax. Arizona has a flat 2.5% rate. Oregon's rates run from 4.75% to 9.9%.
- Oregon's estate tax starts at $1 million. Arizona has no estate tax.
- Real winters, with frost, rain, and gray stretches.
- Some summers bring wildfire smoke.
Phoenix buyers come for the summers and the water. Run the income tax numbers before you fall for a property, so your first Oregon tax return isn't a surprise.
Will my taxes go up if I move from Arizona to Oregon?
Your income tax most likely will. Arizona's flat rate is 2.5%, and Oregon's rates run from 4.75% to 9.9%. You'll stop paying sales tax, which averages about 8.5% combined in Arizona. Neither state taxes Social Security. Michael O'Coyne suggests running your numbers with a tax professional before you buy.
[ Seattle ]
FROM SEATTLE
Still the Northwest, with more sun and lower prices, but with a state income tax.
What you gain
- The Seattle median sale price was about $855,000 in September 2026, about $465,000 more than Grants Pass.
- Drier and sunnier. Seattle averages about 39 inches of precipitation over 156 days a year. Grants Pass gets about 31 inches, mostly from fall through spring, with dry summers.
- No sales tax. Washington's base rate is 6.5% before local add-ons.
- Alaska and Delta fly nonstop between Medford and Seattle.
What you give up
- Oregon taxes wages. Washington doesn't. For working households, this is the biggest financial change.
- Oregon's estate tax starts at $1 million. Washington's exclusion is $3 million.
- Hotter summers: about 90.5°F in July versus about 77°F in Seattle.
- A smaller tech and professional job market. The drive to Seattle is about 7 hours.
For Seattle buyers, the income tax is the number to run first. The second adjustment is summer heat, so notice shade and cooling when you tour.
Is Grants Pass sunnier than Seattle?
Its summers are drier and hotter. Seattle averages about 39 inches of precipitation over 156 days a year. Grants Pass averages about 31 inches, most of it from fall through spring.
[ Portland ]
FROM PORTLAND
Same state, same tax system, lower prices, and drier summers.
What you gain
- The Portland median sale price was about $518,000 in September 2026, about $128,000 more than Grants Pass.
- No change in state taxes, and Josephine County has no local income tax. Portland-area residents may pay Metro and Multnomah County income taxes on higher incomes.
- Warmer, drier summers.
- About a 4-hour drive, and Alaska flies nonstop between Medford and Portland.
What you give up
- Fewer urban amenities and specialty medical providers.
- Hotter summer afternoons, and some summers bring wildfire smoke.
Portland buyers already know Oregon's tax system, so the decision comes down to price, space, and how much city you want nearby.
[ Taxes ]
TAXES FOR NEWCOMERS
Does Oregon have a sales tax?
No. Oregon has no state or local sales tax.
How much is Oregon's income tax?
Oregon's income tax rates run from 4.75% to 9.9%. The 9.9% rate applies to taxable income over $125,000 for single filers and $250,000 for joint filers. Capital gains are taxed as ordinary income.
Does Oregon tax retirement income?
Oregon doesn't tax Social Security. Pensions, annuities, IRAs, and 401(k) withdrawals are generally taxed, though federal pension income may qualify for a full or partial subtraction.
Does Oregon have an estate tax?
Yes. Oregon taxes estates over $1 million, the lowest threshold in the country, with rates from 10% to 16%.
How do Oregon property taxes work for a new buyer?
Oregon doesn't reset a home's assessed value when it sells. Under Measure 50, the buyer takes over the seller's assessed value, which can grow up to 3% a year, with exceptions for things like new construction and additions. Michael O'Coyne asks for the property's current tax bill before his buyers write an offer.
[ For Sellers ]
FOR SELLERS
Many Southern Oregon buyers live somewhere else when they start looking. Here's how Michael O'Coyne helps sellers reach them.
Where do buyers relocating to Southern Oregon come from?
In Michael O'Coyne's practice, relocating buyers most often come from California, Washington, Arizona, and the Portland area. He uses IRS migration data on where Southern Oregon households move from to decide where to aim listing ads.
How do you market a Southern Oregon home to out-of-state buyers?
Michael O'Coyne markets to them where they already are. For a listing like 701 Serenity Lane, that means a standalone property website with video and a 3D tour, answers to the questions relocating buyers ask about wells, septic, zoning, and taxes, and ads aimed at buyers in the metros on this page.
What should I have ready if out-of-area buyers might see my listing?
The answers a buyer can't get from photos. Michael O'Coyne recommends a recent well flow test, septic records, internet providers, utility costs, and a record of any fire mitigation work. A buyer two states away decides faster when those answers are already in the listing.
Do relocating buyers ask different questions than local buyers?
Yes. Local buyers already know how wells, septic, wildfire season, and Oregon property taxes work. Relocating buyers usually don't, so Michael O'Coyne answers those questions in the listing itself, like the 701 Serenity Lane FAQ, before anyone has to ask.
[ Questions ]
RELOCATION QUESTIONS
Why do people move to Southern Oregon?
The most common reasons are lower home prices than most West Coast metros, room for acreage near town, no sales tax, four mild seasons, and the Rogue River and outdoor access. Michael O'Coyne hears the same trade-offs from buyers: they give up some big-city services and pay Oregon income tax in exchange for space and a lower cost of housing.
Who can help me relocate to Grants Pass, Oregon?
Michael O'Coyne is a Grants Pass real estate broker with RE/MAX Integrity who works with buyers relocating from California, Arizona, Washington, and the Portland area. He covers 24 communities across Josephine and Jackson counties. Call or text 541-218-7762 or email mocoyne@michaelocoyne.com.
Is Southern Oregon cheaper than California?
Home prices are much lower than in most California metros. In September 2026, the median sale price was about $1,579,000 in San Francisco, $1,033,000 in Los Angeles, and $508,000 in Sacramento, compared with about $390,000 in Grants Pass in August 2026. Oregon has no sales tax, but its income tax may not be lower than California's.
What should I check first on a rural Southern Oregon property?
Start with the well, the septic system, internet service at the address, and homeowner's insurance quotes. The 701 Serenity Lane FAQ walks through each one for a 7-acre property.
Where do people fly in and out of?
Rogue Valley International–Medford Airport (MFR), about 27 miles from Grants Pass, has nonstop flights to Seattle, Portland, San Francisco, Los Angeles, San Diego, Santa Ana, Las Vegas, Phoenix, Salt Lake City, and Denver. Some routes may be seasonal.
Can I buy a home in Grants Pass without visiting first?
You can tour by video and do much of the work remotely, but walk a rural property in person before you close if you can. Wells, septic, access roads, and neighbors are easier to judge on site. Michael O'Coyne works with buyers from out of state and can help either way.
